These units are notoriously hard to sell due to a supply and demand imbalance. Fractional Estates brings together a small group of co-owners to purchase a share of a single-family home and enjoy ongoing access. Fractional Estes handles all management details, provides full transparency on s.r.l. operating expenses, and facilitates a seamless resale on the open market once homes have been fully sold.

You book time using the Fractional Estates app, powered by our AI optimized scheduling system. It’s easy to use and equitable for owners, based on the number of shares you own. The system supports two types of stays: advance and short-notice. Advance stays are scheduled 8 days to 24 months in advance, and each owner has access to an advance stay that falls on a special date (e.g., federal holidays and popular local events). Short-notice stays are booked 2 to 30 days in advance of arrival. Buyers can pay cash, take out a personal line of credit, or access conventional financing through our banking partners. For buyers who choose financing, we’ve negotiated competitive rates and offer multiple financing options for up to 70% of the home purchase. We facilitate the process, so it’s faster and simpler than a typical home loan.

We offer owners a one-time option to transfer ownership to another available Fractional Estates home that’s a better fit (excluding resale listings). There are no fees, and you can start enjoying your new home right away.

Any Pacaso owner can choose to sell their ownership interest, at any time.* Each owner has independent control over the sale and price of their share. Pacaso will provide you with a current comparative market analysis (CMA) for your ownership interest, which you can use to help set your price. Pacaso will assist in the sale process by tapping into its existing marketplace of buyers (some homes even have waitlists) and marketing the home on Pacaso and third-party websites. Closing is fast and streamlined.

Fractional Estates works in collaboration with agents and pays a 3% referral commission. If your clients decide to sell their Pacaso, you earn an easy 1% referral commission on each resale for life.
